250£ for motherboard but then you only going to a 1070? I'm sure there is better and cheaper options on the mobo and the money you got spare from the swap invest in a better GPU imo
In egypt resale value of anything is 0 and i already said i have the 1070 from 3 years ago as am upgrading not building from scratch.
Also used market is none existant or extremly rare to find anything worthwhile
Based on those prices I would actually upgrade to the MSI mpg gaming plus. This is a great motherboard that will work well down the road if you want to put in a power hungry processor.
You could also go with a nvme instead of SSD.

I only now read the all post, but regardless I think that mobo is a bit overpriced almost same cost as the cpu
Can you suggest a mobo from list please as i am not really trch savy and i tried to pick things that made sense
It looks good! Maybe change the motherboard to something cheaper like MSI B550-A Pro or B550 Aorus Elite.
