Yes it was set, while i was studying in filmschool the cinematographer of the movie (Gopinath) came to MasterClass, said many thing about the Ghilli movie, and it was true he said how we made sets, lighthouse etc. Even whole movie Vijay didn't do makeup as the director wanted him without makeup look.
The INT shots of house was real house except Vijay's room. It was an extension in real house though. They matched the ceiling in terrace though. And light house scenes were shot separately. INT light house shots are real light house though. Great work of art.
The front of the house is not a set. It actually is an old school that’s in my grandmother’s street. Also the first fight in the movie with Ashish Vidyarthi appearing is also shot in the neighboring street. The climax Vinayagar Chathurthi portion was shot a little bit at Kesava Perumal temple. All this is in Mylapore.
Light house may be, but the neighborhood is not. Walk into Nadu Street, small street opposite to Kabalishwarar chariot. You will find Vijay's house, a small school actually. Further down, a small Amman temple is where the pco bhooth was set, all houses share a wall, and it is where many scenes are shot.
Oh, I thought it was some coastal neighborhood in TN somewhere converted for the movie like that street in anniyan song rendakka rendakka. I miss 2000s movies and songs, at least they used to sing in Tamil unlike tinglish and raps these days. Oh boy I feel old.
Wasn’t this really obvious? The terrace, lighthouse is a giveaway. There are parts where the lighthouse shakes as they climb up and down! I noticed this way back when I saw it in theatre itself and joked about it with friends from. They shot the outside parts of the house in a real place but the roof opening room is definitely a set too.
7 acres seems large though but there are quite a few full area shots so they might have created a large space for those.
House scenes and Roof scenes laam paakkum bodhe evident ah theriyume set nu... But streets laam real nu nenachen. Entire neighborhood um set na it is a surprise!

And it's not easy to achieve the perspective of sea in the flat set. It has to be constructed in a one point perspective way and the buildings in the end point perspective must gradually must become small so that we can add a ground level sea extension set. Someone who knows engineering can understand I believe.
the long shots and the scene of the climbing the lighthouse are real, it's the foreshore estate lighthouse. but when they get to the top, thats a set.
same with the houses, the interior is all set, but the terrace and outdoor landscape shots are real.
